Multimillion-dollar renovations planned for JBLM housing

JOINT BASE LEWIS-MCCHORD, Wash. – Many on-base residents will begin to see major updates, to include air conditioning, luxury vinyl plank flooring and an open-concept floor plan, to their homes and neighborhoods in the next few years on Joint Base Lewis-McChord.

Lewis-McChord Communities, under Lincoln Military Housing, has approved a budget of more than $100 million to renovate and modernize almost a thousand homes in the New Hillside, Davis Hill and Heartwood communities.

Renovations are tentatively scheduled to begin in the fall and continue through 2026.

“We want our service members and their families to have the best quality of life available while they are here,” said Nancy Barnes, chief of the Residential Communities Initiative with the JBLM Directorate of Public Works. “By providing the latest and greatest amenities, in modern and comfortable living spaces, we hope that service members will be proud to call these houses, ‘homes’.”

Renovations are needed to modernize several communities on base that have had some common maintenance issues and resident displacements.

“The new home updates will benefit both the residents and our maintenance staff,” said Ray Grinsteinner, a quality assurance specialist with DPW. “Many of these homes face issues and maintenance challenges, due to their age and how they were initially built. Renovating them will not only breathe some new life into the communities but will also ensure that the structures will last for years to come.”

The New Hillside community, comprised of 523 units, will receive $36.61 million over six years. Renovations include new cabinets, quartz countertops, complete water re-piping, new plumbing fixtures, air conditioning and vinyl plank flooring.

The Davis Hill community, comprised of 431 units, will receive $71.12 million over six years. Along with the updated amenities, plumbing systems and fixtures mentioned in the New Hillside renovations, the Davis Hill units will feature new exterior siding and trim, floor plan modification, repairs to roof and gutter systems and the conversion of attached carports into garages.

Also included in the budget are current renovations to 167 units in the Heartwood community. These improvements include, but are not limited to, amenity updates, exterior painting, roof and window replacements, sidewalk repairs, landscaping improvements and fencing projects.

“Lincoln Military Housing is committed to housing our service members in the very best homes,” Barnes said. “They have invested massive amounts in our communities and we look forward to working with them for years to come.”

Several more projects to grow and revamp housing communities on base are on the horizon. New construction adding to the Meriwether Landing community and major renovations of the Eagle View and Olympic Grove homes are slated to begin in 2026, after the New Hillside, Davis Hill and Heartwood renovations are complete.
